The differences between a modular, manufactured and custom build home.
At Homestead Homes, we get several FAQs when new customers come to us! We understand, it almost seems impossible to be your own general contractor, save money and oversee your own project all with our help.
One of the top common questions we get is: “Are these modular or manufactured homes?” No, these homes are built for your needs. We provide the home plan designs and layouts and you can modify the details to fit your needs.
Here are the differences between a modular, manufactured and custom build home.
A modular home looks just like a regular home! Nowadays, you can’t really tell the difference between a modular home and a custom built home. Modular homes are built to conform to all state, local or regional areas codes and regulations. This is a cookie cutter home that is made for anyone and anywhere in the U.S.
When you see an 18-wheeler on the highway carrying a home back of it, that is a modular home. A modular home is built out of the same material as any other home on the market. The only difference is this home is built a certain way and that is it. There is no modification or expansions until the home is on your plot of land.
These homes were once called mobile homes or trailers. In the past, this was the only style of home offered with manufactured homes. They conform to federal building codes, also known as HUD Code, rather than being up to code with any local or regional state in the U.S.
These homes come in three sizes: single wide, double wide and triple wide. This home is placed on concrete blocks into the ground for foundation. There is an option with these homes to put it over a finished basement.
A custom home
A custom home, also known as a site built home, gives you the flexibility and freedom a homeowner needs. Have you been looking to build your own house? You might have been looking at the idea of a modular or manufactured home, but there is little to none customization available. These homes are built to accommodate a wide range of families and couples, but these homes might not accomodate your needs.
This is why building your own house could be your best option.
The benefits of building your own home include:
- Customized options
- Oversee your entire project
- Functionality for your family
- Person expression
- Quality of your home
- The ability to flex your budget
The idea of a modular or manufactured home could seem like the best idea; however, a family should think about what their family needs and the future. Would a modular or manufactured home resale value be as good as your custom built home? At the end of the day, the best option is to build your own house.
