- Street noise
- Proximity to neighbors

This might be a harder one, but ask if anyone knows people living in that current area. If they do, ask if you can get into contact with them for research on buying a plot of land. If you are really lucky, they also built a home in the area and know the ins and outs. Some local insight might change your mind instantly.
Why is this neighborhood no longer the best place to live? Is it because of taxes, location, not the best school or other reasons? If everyone is going to a couple of new neighborhood this might help you in the end with resale value as well. Who knows, this could be the route you needed.
