6 Tips For Choosing The Perfect Plot For Building A Home Yourself
Building a home yourself is becoming increasingly popular with people in today’s society. One of the biggest questions we get from our new clients when they start working with our home design consultants is: How do we pick the perfect plot for us?
While our consultants can help you find available plots, only you can decide what type of land, which plot, is perfect for you and your family. Finding the perfect plot of land can be one of the things that may slow down the process of building a home yourself.
Today, we’re looking at some tips on finding that perfect stretch of land to call your own:
Decide On A City Or Town First
The very first tip we offer is for our clients to decide on a city or town first, even if they want to live “outside city limits.” It will narrow down the search considerably.
Visit Your Chosen Area
Hopefully, you’ll be building close to where you currently live so visiting various available plots won’t be too much of a hassle. Even if you don’t, though, make sure you do a real-life visit, if at all possible.
Have An Open Mind
Don’t try to spend too much time mentally picturing your perfect plot of land. Try to keep more of an open mind when you’re visiting available plots in the area. You may be surprised to find the perfect plot isn’t at all what you would have imagined! In rare cases, we’ve even had clients find a narrow plot of land and decide on a narrower floor plan instead of the original house plan that they had in mind when they started.
Think Outside The “Box”
Or, more accurately, the “square.” While perfectly square plots are nice, they can come at a premium price. Finding a less-than-perfect plot, whether it’s an abnormal shape, has a steep slope, or perhaps not the greatest view, may provide substantial savings and also let your home’s design make up for any shortcomings.
Get The Word Out
Share with your friends and family, especially those who live in the same community or regularly travel through, the areas you’re interested in. They can help keep an eye out for land in the area, auctions, or may even just “hear” about someone who’s looking to sell but hasn’t listed the property yet!
Once You’ve Found One Or Two You’re Interested In…
Double-check what the property is like at different times of the day or night, and even in different weather conditions, if you can (especially rain!). Check out the lot and surrounding lots around it on Google’s satellites and also in-person.
Also, confirm that there is infrastructure in place (or what the costs will be to get water/sewer/etc. hooked up). Make sure there’s roads and/or access to the property for your subcontractors, or what the cost will be to set that up for your property.
