When we’re working with a new family and teaching them about our Homestead program, we often get asked questions about how they can succeed as their own general contractor when they’re building their own home. We’ve laid out a roadmap to success for our clients below.
# 1 - Pick Your Subcontractors Carefully
Luckily, being your own general contractor means that you have the hiring (and firing!) duties to shoulder when you’re building a home yourself. However, his is actually great news! You can interview your own potential subcontractors and hopefully avoid any mishaps by having the wrong people working on your project.
# 2 - Keep A Close Eye On Your Budget
One of the best parts to being your own general contractor is that you’ll have an up-close-and-personal grasp on your budget at all times. Since you’ll not only be in charge of working with your home design professional to get the layout you want, but you’ll also be picking out the finishing touches, you’ll be able to track each and every expense down to the penny.
# 3 - Keep A Close Eye On What’s Going On At Your Job Site
Since you’ll be the main contractor, or general contractor, of your home-building project, you’ll need to make sure you’re “dialed into” what’s going on there daily.
When you hire a general contractor, chances are that they’ll have multiple jobs going on at once. But with you acting as your own general contractor, this will be your only job, allowing for more personal attention and focus.
# 4 - Choose The Jobs You Know You Can Do Well
Since you’ll be overseeing the hiring of the subcontractors and working closely with your home design consultant, you’ll be able to see which tasks need to be done - and which ones you are able and want to do yourself!
